How much can I borrow?

The maximum amount that can be borrowed through this facility is £10,000,000.

What are the costs?

A 50/50 joint venture profit share is applied upon completion, and interest on capital drawn is charged at a monthly rate of 1%.

Do I have to service the interest?

Interest is rolled and paid at the end of the term.

Do I need a valuation?

No, the valuation is undertaken by the joint venture partners by their in-house valuation department.

Do I have to guarantee the loan?

No, there is no personal guarantee required. The lender secures the loan by taking ownership of the asset and the developer enters into a management and build agreement.

What type of housing is considered?

Only mid-market residential housing on the UK mainland is considered.

Does the development need planning permission?

Only developments with full or detailed planning permission are considered.
